Were very tolerant on here all you have to do is read the blog make a comment about the blog and unless it’s completely stupid the post will be approved. Why waste your time typing something that won’t be approved when with a little thought you could be rewarded with a good quality link to your website.

So Marbella has a new Tourist website, the best new website I have seen in ages, fantastic to view and has everything you could ever wish for and according to council member and head of Tourism Department, Jose Luis Hernandez, in the presentation of the new website that took place in the Hotel Don Carlos, the aim of the site is to help any tourist or visitor to plan his/her holidays beforehand and learn about the diverse tourist offer that the municipality and the region have. The new web with great visual and interactive impact will be an excellent tool to present the social, cultural, sports and leisure activities and it will also facilitate the search and booking of hotel rooms, golf courses and other services.

Initially about 3,000 companies will be listed in the new website www.marbellaexclusive.com that has just been launched by the Marbella Townhall. “It opens a window to the world”, according to the words of Mayoress Muñoz, and “it allows the user to have first hand knowledge of places of interest and touristic attractions  within the municipality”. The new Web is organized in 15 categories that include hotels, golf courses, health, culture, gastronomy, nature, beaches, and transport and communication among others. It is estimated that the it will receive between 300,000 and 400,000 annual visits and that it will increase the business potencial and scope of companies in the municipality on the basis they spend the money publicising the site as there is no point having the best shop in the world if no one knows it exists

Numerous photographies of great quality illustrate landscapes, historical buildings and monuments, the old town (casco antiguo), fairs and festivities among which the exceptional photographs of Marbella Semana Santa celebrations stand out..

This is a fantastic website for Marbella and we certainly will be supporting it.

I have recently been looping at other blogs and two blogs stood out as really interesting with the first one being Costa del Sol Life with some very good up to date news but also some very challenging articles and I especially liked the article Sex in Spain.

Marbella has its first PGOU (General Plan) for 24 years and becomes the first city in Andalucia with over 100,000 inhabitants to definitively approve such a document.

The new PGOU meets the requirements laid down by the LOUA (Ley de Ordenación Urbanística de  Andalucía – Urban Planning Law) and meets the criteria relating to population growth and land use as laid down by the POTA (Plan de Ordenación del Territorio de Andalucía – Spatial Plan).

The plan is designed to help satisfy the demand for social housing, improve infrastructure and facilities related to the tourism sector, establish a network of open spaces and enhance the urban public transport system.

Under the new plan, the population growth is estimated at 40,193 and there is scope for the construction of 26,477 residential homes, of which 9,459 will be VPO (subsidised). The amount of developable land will increase by 16.7%.

I am Nick Stuart of Spanish Hot Properties and Sundream Estate has asked me to write an overview as I see the Spanish property market for the Sundream Blog which I am very happy to do.

Spanish Hot Properties

First things first  the Spanish property market is quite unique and has major factors that make it completely different to any other property market in Western Europe if not the world. The first  thing is that Spain has a huge International property market  split into two main  groups, people who own a holiday home in Spain with a view to retiring here and those who have bought to  liver here now. Another fundamental here is based on the last available figures some 60% of all International property purchases in Spain are by UK citizens which may drop down to 50% in 2009 as there was a relatively lot of property bought by Dutch and Belgium citizens in 2’009. With the Sterling to Euro exchange rate over the past 18 months it’s not difficult to see what an impact this has had on the Spanish property market.  You also have lots of regional differences in that places like Costa Brava hasn’t seen any price decreases in this recession  and places like Costa del Sol has seen the worst. I could write pages on this but will try and be concise and therefore relate my views to where we have experience on the ground so to speak which is basically Costa del Sol, Costa Blanca & Mallorca.

Firstly if we take a look at property in Costa del Sol where probably the best value is or I should say has been.  This particular market I have had first hand experience with having been out with clients.  The reality here which unfortunately most clients don’t believe or don’t want to believe is that the best deals were bought in 2009 and barring two bedroom apartments in secondary locations the reality is if you don’t buy in 2010 your have probably missed the boat entirely.  The beachside of the A7 in the Marbella best Illustrates where the best deals were snapped up in 2009 as this is now where it is very difficult to find the same value today because there just isn’t the same value today and in reality most of the properties that have been discounted need a reform. However go Mountain side of the A7 and you can still find great discounts and great value in the 2 Bed Apartments but the reality is you need a car.  However if you live in Costa del Sol full time you really need a car anyway to appreciate it to its fullest.. So the reality is here in Costa de Sol there is still some very good value but if you want to be beachside then you are going to have to compromise if you want to take advantage of the Spanish property recession which is now basically over.

Secondly we have Costa Blanca property which is really two markets in one. Costa Blanca South where you can buy a 2 Bedroom apartment for as little as €60,000 and the Costa Blanca North triangle of Javea, Benissa & Moraira where property prices are higher and hold there value more due to the fact that there is far less oversupply of property in this area compared to the rest of Costa Blanca.. Saying all of that there are still deals to be had and Costa Blanca South very much mirrors what is happening in Costa del Sol but at a lower price point.

Finally we take a look at Mallorca property where we have been doing most of our business in 2010.  The reality is Mallorca is very much the London of the Spanish real estate market and the people buying here tend to be much more savvy and now the value of property in Mallorca and unlike the Costas don’t have false expectations to what property is worth. Because there is no oversupply of property in Mallorca prices have held there value much more so when you buy here you wont necessarily get the same value you can currently get in Costa del Sol but unless you buy very badly you will be making a very good investment and this is probably why Investors have targeted the Island.  However saying that there entire are a lot of agents in trouble on the Island for the very good reason that they are not very good.  We have done very well because we have managed to find our clients the right property at the right price and in most cases they have come to us after almost giving up.

So overall the message is if you want to buy Spanish property make sure you do it in 2010 the best value maybe behind you but there is still great opportunities.

It’s quite an important question and it really depends where in Marbella you are looking to buy and the quality of accommodation you want to buy.

Our view is that if you like quality class and style and believe location is everything then you need to have at least €500,000 before you go shopping.

We are in real terms here talking about Marbella and the golden Mile not Elviria or Nueva Andalucia but the top location which is Marbella Town through to the Golden Mile.  This area is the London of the Spanish real estate market and as such the properties are priced accordingly.  For example a Luxurious apartment that is €600,000 in Monte Paraiso could be bought for €300,000 bur in real terms it is a secondary location.

However what you get with luxury Marbella property is exactly what you want in a top quality apartment in top quality location and most importantly a home you can actually live in with build size over 150M2.

If you’re the type of person that can afford Marbella then you should be buying top quality Marbella property and should be finding out about everything there is to know about world class developments like Monte Paraiso and Señorio de Marbella.

The British singer will play the Marbella bullring on July 23

British singer Seal is to open his new Spanish tour in Marbella. The gig will be in the Marbella bullring on July 23, and move on to Barcelona on July 26 in a tour organised by Riff Productions.

The three times Grammy winner was in Spain last year, when he played in Madrid and Valladolid.

The singer has promised a two hour show of his greatest hits with numbers from his new album, ‘Soul’.

Tickets for Marbella will be priced at 35 € from Ticketmaster and El Corte Inglés. The Marbella bullring has capacity of 4,000.

MADRID – A Spanish news network says former James Bond star Sean Connery will be questioned over a real estate deal.

Cadena Ser and other media outlets say Connery and wife Micheline Roquebrune will be called to a court in coastal Marbella over matters related to the sale of an area estate.

For 20 years Connery vacationed at his lavish property, Malibu, before selling it in 1998. After the sale, a block of 70 apartments was built on the spot.

Madrid and Marbella lawyers Diaz-Bastien & Truan – who media reports Friday said represented the Hollywood actor – told The Associated Press their offices were raided Wednesday by Treasury inspectors, but declined to confirm if Connery was a client.

Sir Sean Connery has been ordered to give evidence at a court in Spain in regard to an alleged money-laundering scam. The actor, his wife, and members of a law firm based in Marbella, on the Costa del Sol, have been summoned to appear before the court in Marbella later this month.

The former James Bond star and his French artist wife, Micheline Roquebrune, have not been charged with any offence nor arrested.Sir Sean’s wife told The Times: “These allegations of money laundering are nonsense. We have nothing to do with this. We sold the property and that’s it.”

Under the codename Operation Goldfinger, police raided the offices of the Díaz-Bastien & Truán law firm in Marbella and Madrid on Wednesday and removed 30,000 documents. No arrests were made. The case centres on the star’s former mansion Casa Malibu, according to sources cited by El Mundo newspaper yesterday.

Investigators are looking at alleged irregularities in the reclassification of the land on which the mansion stood after its sale by the film star in the 1990s.

Sir Sean, 79, who bought Casa Malibu in Puerto Banus, one of the most expensive areas of the Costa del Sol, in the early 1970s. He put the villa on the market in 1998 for $9 million after tiring of the overdevelopment in the area. Betweeen 2004-05, a four-storey block of 70 apartments was built on the land. The flats are now on sale for between €1.4 million (£1.2 million) and €2.2 million. When the land was later reclassified for flats, alleged irregularities are said to have taken place. There is no suggestion that Sir Sean or his wife were involved in any wrongdoing. Lawyers working for Díaz-Bastien & Truán are said to have negotiated the reclassification of the land with the late Jesús Gil, the former Mayor of Marbella, and Juan Antonio Roca, the former head of urban planning in the resort.

Mr Roca, 53, is alleged to be at the centre of a Mafia-like alliance between local politicians and developers in Marbella in which illegal building licences were exchanged for kickbacks running into tens of millions of euros. Mr Roca, who denies charges including fraud, corruption and misuse of public funds, is due to face trial this summer. About 100 people, including a former mayor of Marbella, councillors, developers and lawyers have been arrested in connection with the investigation.
