It didn’t start any new developments to build in Marbella and Elvira area last year. Over the last 5-6 year has it been build over 100 new urbanizations of property Marbella or 6.000 – 7.000 Marbella apartments and about 1.000 Elviria apartments. The massive production of properties was going right in the wall in the end. At the same time came the finance crises in the world so the market more or less died over a week. No one could sale a property Marbella, the banks didn’t give any mortgage and many urbanizations lost there first occupation licenses because of the Malaya scandal. Only the clients with cash money and who didn’t care about licenses was the buyer of property Marbella apartments.

 

 

Now in the year 2010 is the market slowly on the way back. In February are Marbella Town Hall coming with the new PGOU plan for Marbella and at the same time give all the so call illegal building back there first occupation licenses for property Marbella apartments and villas. Signals from the banks said that they are ready to give mortgage again, to buyers for property in Marbella. We have also in our company Sundream Estate got more phone calls, e-mail and other enquiry of property Marbella apartments. We have just got in 2 lovely apartments next to Santa Maria golf course, build for 4 year ago. They are on 86 m2 plus terrace, 2 bedrooms and 2 bathrooms, a lovely living room with dinning area and a fully equipped American kitchen. Both have garage and store room. The community has 2 nice pool areas. The price stated from 225.000 euros. This is a very good investment for rental or to have a holiday home in Marbella.

Some real estates people didn’t think the Marbella property market prices ever going ending rising. Many real estates said to the clients – the property Marbella market prices are growing with 15-20% every year, so in 5-6 year has your property doubling in sales value. Even the real estates themselves believe in what they said. They rent more and bigger offices, employed more people, more luxuries cars; they competed with each other that have most and biggest road signs. Today has many of them gone bankrupt. Empty locals, road sign skeleton with no advertisements and high unemployment.

A property in Marbella is a good investment over long time if the buying price is correct, not those fantasy over prices some real estates was sold for in 2003 to 2007. We have many clients who we sold properties in Marbella under these years. We never took in property in Marbella to any over prices. Some days were I looking at 5-6 properties and only 1 or 2 did we take in for sale, the rest was stupid over prices. Today when the prices has going down with around 15% can we still sale them and the owner don’t lose any money. We only take in properties in good areas like Hacienda Playa, Bahia de Marbella, Elvira Hills, Hacienda Elviria, Cabopino, Los Monteros and many more similarly areas.

Every day do we get contact with clients from the whole world who wants to buy a property Marbella apartments or villas. Tourism is very important to Marbella and the city has established four locations where visitors can receive much information about Marbella attractions, beaches, activities, main sights, etc…

These offices can be really helpful as they hand out free of charge maps, promotion discounts to attraction parks, water parks…

These offices are generally open from 9am to 9pm Monday thru Friday, and 10am to 2pm on Saturday. During the winter season, this schedule may vary slightly.

Over the last two year with the economic crisis in the world and our three criminal cases in Marbella under the names “Ballena Blanca”, “Malaya” and “Hidalgo” have the prices for property Marbella and apartments got down. I have write about many of the problem we have in Marbella. The problem is so many for a seller; first if he get a buyer, then hope that not the buyer’s lawyer say to his client – I think the apartments don’t has the building license or that the prices maybe is going done little more and in the end try to find a banks who want to give a mortgage, the Spanish banks don’t have any money more. The English news paper do also a lot by writing that the prices has going down 40 – 50 -60% in Spain, where??? Where do we asking the client. A property in Marbella has maybe got down 10 – 15 % over the last two years. The most of the sellers say – then do we not sell now and wait some year and see how the market are then. Marbella apartments or villas are a good investment over some year. Now can we se some light in the tunnel, Marbella Town hall have more or less sorting out all illegal licenses problem, the banks are slowly starting to get new mortgage and the buyer have understand that the prices is not going down any more. The Marbella City Council has today appointed Swedish actor Dolph Lundgren, who played the Russian boxer Ivan Drago in Rocky IV to, ‘Ambassador of Marbella “for his association with the municipality and its long and successful career.

The Mayoress of Marbella Ángeles Muñoz has highlighted that Marbella and its citizens is a real privilege to have such distinguished neighbors as Dolph Lundgren, he could have chosen any city to live and has opted for our own.“ Munoz stressed that the Swedish actor meets and exceeds the profile for the City to associate with the name of the municipality and “promote the city and its image worldwide.”
“The goal is to involve persons of recognized national and international reputation who want to sit in Marbella and we know that the heart feels Lundgren,” he underlined.

In this sense, expressed by the actor who has told his wife and two daughters “make life in Marbella and not think about changing it for anything.”
- Marbella is a very special place for my family, a wonderful city in which they can fully enjoy life,” said the Swede, who has highlighted in his speech “the beauty of the Sierra de la Concha in contrast to the blue Mediterranean Sea.
But first, highlighted the “warmth and hospitality of their neighbors, who know how to enjoy life in a unique way in the world.”
Therefore, he has shown his “love” for the city and has undertaken to bear the name of the city everywhere.

Tourism Councilman Jose Luis Hernandez, also wanted to highlight the figure of Lundgren and the importance of personalities with a career as contrasted.

Finally, Hernandez recalled that Lundgren is the second ‘Ambassador of Marbella‘ along with the president of the Spanish Olympic Committee (COE), Alejandro Blanco.

Owners of property in Marbella can starting relax now. Marbella Town Halls mayor, Ángeles Muñoz, did have a press conference this week and she made it clear her intention to legalize most of the illegally built property in the municipality, including that constructed during the years of the GIL administration.

 

Totally, she said that is estimated 18,000 buildings constructed under GIL era and after with his illegal licenses, which did not meet the requirements of the 1986 Urban Plan, would now be legalized, and that includes some of the most controversial examples such as Banana Beach with 300 residents, and the constructions at La Vibora and Río Real with 30 residents each one. There are so many people who have purchased apartments, townhouses and villas who were illegal whiteout know that. Despite their being technical and judicial reports issued against the legality of these buildings, they are now included in the ‘normalizations process’.

Marbella Town Halls new PGOU urban plan leaves only some 1,000 illegal structures and most of those are not completed, and hence unoccupied. What is going to happen with then is not clear jet. But the Mayor, Ángeles Muñoz, says she will protect those who purchased any apartments or villas in Marbella in good faith and have been swindled by builders and lawyers.

Much property Marbella is empty. The beaches are packed, but something is wrong. The property in Marbella is empty of tourist. The first couple of weeks of the peak summer season this year have revealed a different atmosphere in Marbella and on the whole the Costa del Sol. The beaches are packed but more of the space is occupied by locals who have put off plans for a holiday elsewhere. After all going to the beach for a swim doesn’t cost anything if you don’t live too far away.

 

Meanwhile the shops, boutiques, the hotels, bars and restaurants are noticing the difference. For example, the hoteliers association, Aehcos, predicts that the average occupancy rate for the month of July will be down around 10 per cent on last year, despite the increase in last minute bookings. “Reservations are picking up a little, but we are still below last summer’s levels”, said Aehcos Chairman, José Carlos Escriban. As for August, bookings are still very slow. Just two weeks from the busiest month of the year and there are still plenty of vacancies in Marbella, Estepona, Fuengirola and on the whole Costa del Sol.

 

Restaurants and Bars are also noticing the effects of the crisis as customers are ordering more tapas and cheaper set meals rather than selecting dishes from the menu. Also the rental companies for a property Marbella have many emptier Marbella apartments and Marbella villas than last year. The rental prices are lower this summer than last year. One trend that has become clear from the results of the first fortnight in July is that the establishments that are better positioned on Internet have more reservations.

The result of count how many illegal property Marbella has is finish now. The list from the Marbella planning office is now closed at 38,194 constructions outside the PGOU Urban plan guildelines approved in 1986, 24,488 of them are homes. The numbers have been published Monday by La Opinión de Málaga.

 

90 percent of the official list or 24,488 of the irregular buildings are homes (apartments, townhouses and villas). The full extent of the illegal building problem in Marbella has been revealed with an official count of the irregularities coming in at nearly 39,000 buildings. People have bourt a property Marbella in god faith, but now is it illegal.  

On the list are homes, hotels, schools, petrol stations, golf courses and even a chapel and heliport. Marbella Town Hall has to speed up with get the “illegal” homes there license.

Marbella Town Hall talk and talk, but nothing is happen, we all know that for a long time now and the latest news in this typical Spanish talking system is that it has gone 15 years since they starting talking about increased the water reservoir La Concepcion in Marbella. The story is follow, more than 15 years ago, when it was first suggested that the La Concepcion reservoir would need to be increased in size to cope with the fast growing population of the areas Marbella, San Pedro, Elviria and the other in Marbella community, ideas have been put forward to carry out the work. At that time could we already see how much was building and what was coming in the future, large Urbanizations with many apartments, villas and golf courses.

 

There have been endless announcements about projects to double its capacity, but none have come to anything. But, with the pressure on water supplies increasing every year, technical experts had put forward plans to re-enforce and raise the walls by 16 meters, a move which would require the reservoir to be only half full for many months, not a risk the authorities were prepared to take because of the possibility of interruptions to the water supply. Now it seems it may be possible to carry out the work without the risk to the water supplies by extending the walls further down the Rio Verde.

 

Water supplies for this year seem secure with the reservoir currently at 87 per cent capacity. Marbella Town Hall is saved by the bell this year; the economic crises in the world, less tourist, less golfers, ect.  The situation is further improved by the output from the new desalination plant which now has five lines in operation and is providing an additional 35,000 cubic meters of water each day, thereby reducing the drain from La Concepcion. The uptake from the golf courses has also decreased with the requirement that they use re-cycled water for their needs. The usual summer consumption is around 20 cubic hectometers, well below the reservoirs current capacity level of 53 cubic hectometers, so all should be well until the winter rains and maybe more water to us who has a property in Marbella.
